A New 23,000 square-feet Recreation Community Center that is under construction for the City of Millbrae and will stand at the site of the former community center that was destroyed in a fire in 2016. This Community Center will include event/community room that can host and cater up to 300 people per event. The Center also includes areas for multiple activities from Preschool to Game Rooms and Fitness Center as well as a Senior Lounge.
This is a design-build project which Swinerton helped bring under budget and schedule utilizing the Stipulated Sum Design Built contract. This method of delivery cut construction duration by 35% and trimmed construction cost to within the client’s budget. A hybrid Mass Timber construction is being used for efficiency and eco-friendliest. Cross Laminated Timber floor and roof diaphragms will be used with structural steel frame. This will not only expedite construction but will incorporate the benefits of natural material into the building. The HVAC system will draw fresh air and pass it through a heat exchanger for efficiency. This will promote air exchange and reduce the transmissibility of undesirable organism such as COVID-19.
This New Recreation Center will be also be all electric and be Net Zero with solar panels hidden from view on the roof of the building providing all the power the center requires.
Scope of work included 113 surface parking spaces with parking for 7 Electrical Vehicle Charging Stations, 10 Bicycle Racks and 5 ADA Parking spaces, for a total of 37,886 square-feet of parking including islands.
